Balmoral a Private Community on Beautiful Lake Winnipesaukee


  • Residents and Guests only allowed on beach

  • No life guard on duty - swim at your own risk.  No rescue equipment available.  In case of emergency, call 911

  • BIA beach parking permit must be displayed on your dashboard with the number of the permit showing to identify you as a BIA owner or renter. Vehicles with no BIA parking permit may be subject to towing

  • No overnight beaching of boats; no fueling of any watercraft allowed on beach, docks, or ramps

  • No boat trailer parking in beach parking area.  You may use the Club House parking lot or your home.  Any violators of this parking restriction may have their vehicle and/or boat trailer towed at their own expense

  • Overflow car parking is available at the clubhouse.  Do not park along Paradise Drive, the police will ticket your vehicle or have it towed

  • No fishing or swimming from boat docks; no swimming under swim raft or beyond ropes

  • No soap, shampoo or other cleaning agents shall be used in the beach area or lake

  • No trash pick-up; please take your trash with you

  • No open fires or charcoal grills allowed at any time

  • No glass containers are allowed on the Beach

  • No vehicles of any kind are allowed on the beach

  • No animals allowed on beach – State of NH Res 7301-08; do not feed the ducks - State Law

  • Beach closes at 10:30 PM and all personal belongings must be off the beach by then, or they will be subject to removal. - POLICE TAKE NOTICE 

Offenses subject to $500 fine plus interest.  Fines that remain unpaid after 30 days will accrue interest at 12%.  The Board may enforce collection of any fines by taking all steps in its power, including, but not limited to filing a lien against the property owner and commencing collection proceedings.

REWARD OF $1,000 for information leading to the arrest and conviction of anyone causing damage to BIA property.
